Flat Roofing Solution

Decothane, our flagship liquid waterproofing product, has been specified amongst some of the largest social housing regeneration projects in the UK. This is primarily due to the benefits of our liquid waterproofing systems, which are cold applied, meaning zero hot works will take place on the roof, as well as the fact that our systems also come with, applications and technical support, and a market leading guarantee.


Sika Liquid Plastics has also launched Decothane Ultra, a low odour product that has been developed with patented technology, which has been tested by Odournet, a team of independent leaders in sensory analysis, and scientifically proven to be low odour. This system ensures that during installation, we can reduce the risk of complaints regarding odour - a common issue in social housing projects.  

Balcony Waterproofing

Sika Liquid Plastics provide balcony waterproofing solutions, which prove ideal for fast application and limited access installations. The Sikalastic Rapid Range is cold applied, seamless and a fast curing solution. The product has the ability to cure in 30-40 minutes and can be accelerated if required, limiting obstruction to tenants and making it the ideal solution for Social Housing balconies.

Case Studies

Pendleton PFI/ Pendleton Social Housing, Salford

Salix House; the ninth block of flats upgraded by the company in the programme posed significant working at height challenges and the need to overcome complex detailing, including a rooftop plant, old gas flues that have been taken out and new solar p/v installations.




All five blocks needed a varied programme of works to upgrade the fabric of the buildings. The four-storey buildings feature walkways for residents to access their homes on the upper floors.The project had to be carried out while the apartments remained occupied soit required a solution that could be installed quickly with minimum disruption to residents and excellent performance over an extended service life.




A multi-occupancy tower block, constructed circa 1960, Park House is madeup of one and two bedroom flats. The project not only involved working at height, but was also refurbished while remaining fully-occupied during thefive-week project, so health and safety was a particular priority.

This 1960’s residential block is one of many council tenanted blocks in the area. This particular building was suffering from a leaking feltroof as well as failing to meet current U-Values.
